A nice housing scheme that fits well within its local context, being an area of townscape character. The residential units fronting Tates Avenue are respectful of the established street architectural features evident and many of those existing themes have been incorporated into the design. That the frontage works well belies the fact that the majority of the residential units in this scheme are hidden from view, and whilst these units have a different architectural form, the lack of their visible presence demonstrates good use of the backland on Tates Avenue. The units are modern, maximise solar gain and make use of modern standards in construction, including heat recovery systems, to the benefit of occupiers.
Being a former brownfield site in a densely populated inner city area, this scheme provides much needed social and affordable housing in this locality with convenient access to neighbourhood facilities and the city centre in general. Grounds to the rear are laid out to offer pleasant communal open space. Proximity to transport networks is evident and provision of public transport passes encourages uses to reduce reliance on private cars. It is also noteworthy that the housing providers have introduced a car sharing scheme for occupiers should the need arise for such transport.
An exceptional reuse of a brownfield site in a city centre location.
