It was evident during the site visit around The Fold that the scheme has delivered a substantial benefit, transforming a previously derelict former college site into a high‑quality residential development. The delivery of 100% affordable housing in this context is particularly noteworthy, demonstrating how well-designed affordable schemes can be successfully integrated into more affluent areas such as Horsforth.
The scheme sits comfortably within its local context, blending effectively with adjacent residential areas while also respecting and enhancing the setting of nearby woodland. The incorporation of significant biodiversity enhancements, alongside clear ecological mitigation measures, strengthens the relationship between the development and its natural surroundings and allows residents to meaningfully engage with these green spaces.
The scheme also demonstrates a strong response to climate change objectives, through measures such as the provision of electric vehicle charging infrastructure and the installation of solar panels on each dwelling. These interventions are well integrated into the overall design, supporting both sustainability outcomes and long-term affordability for residents.
From a delivery perspective, the scheme appears to have benefitted from a high degree of effective collaboration between planners, the wider project team and key stakeholders. It was clear that the collaborative approach was critical in addressing local opposition to the affordable housing proposal and ensuring that stakeholder views were actively taken into account. The outcome is a development that meets housing needs in a way that is sensitive to its context and achieves strong environmental outcomes.

The initial impression on arrival is one of true community. The main green space, along with a nearby ancillary green area, is beautifully framed by a mix of well-designed homes that create an attractive and welcoming setting. The affordable homes are so thoughtfully designed and seamlessly integrated that they are indistinguishable from the wider development. Curved roads and boundary walls help soften the layout, allowing the homes and open spaces to flow naturally together and creating a cohesive sense of place. Surrounded by parks and existing and former affordable housing, the development has been woven sensitively into the fabric of the wider neighbourhood. Overall, it is a lovely, organic environment that feels as though community lies firmly at its heart.
