Winner and Best in Region - North Prospect Regeneration

A 12-year transformational, £130m project to completely regenerate the North Prospect neighbourhood in Plymouth.
The North Prospect community now includes over 1,100 high-quality, energy-efficient homes, offering a variety of house types, sizes, tenures and more efficient use of land.

The project delivered more than 300 additional new homes. Many of these are affordable and a substantial proportion are privately owned, which was one of the regeneration goals. A further 347 social rented homes were refurbished.
Amongst other positive outcomes, the regeneration has led to a local reduction in crime of around 59% and improved employment outcomes for local people.

The judges said:

"The North Prospect Regeneration entry stood out from the other worthy winners due to the truly transformative impact of this ambitous regeneration project. Clearly many years in the making, this project is a testament to the determination and persaverance of the whole project delivery team including an important and leading role for planners throughout the process. There has been a clear commitment to positive engagement with local communities and affected residents throughout the project and the fact that so many residents chose to return is a good indication of how attractive the development must be to local people. The evidence provided demonstrates that not only is the housing high quality but it also seems to have changed the character and peoples perceptions of the area as a place to live and call home."

Commended - Derriford Commercial Centre

Derriford District Centre was conceived to deliver a new sustainable commercial development serving the North of Plymouth, creating a new ‘heart’ to an area previously lacking a commercial centre. Delivering 2 supermarkets, new venues to shop, eat, workout and socialise with enhanced connectivity to other local employment and strategic facilities including Hospital, helping to unlock future development.

The schemes success is demonstrated through strong occupancy rates, stores performances and visitor numbers, with positive customer feedback highlighting; the quality of development and finishing touches on footpaths, steps, road edging, Its open feel with plenty of space, Its accessibility by public transport.

The judges said

"In selecting this entry for a commendation, the Judges felt that the entry and site visit showcased a well-integrated development focused on community, with inviting social spaces and strong sustainable transport links. The overall approach prioritises long-term local benefits over commercial gain, ensuring accessibility to jobs, homes, healthcare and services. This thoughtful planning fosters a genuine sense of place and reduces the reliance on private cars."
